<p>GRIFOLS negotiated phase 2 of this project with Stewart Construction due to the strong partnership approach adopted by the team &#8211; client, contractor and PM enabling contractor assisting design development during construction phase with minimum impact to programme.</p>

<p>The newly built albumin purification and bag-filling plant adds more than 18,000 sq m to Grifols’ cutting-edge Grange Castle facilities.&nbsp;</p>
<p>&nbsp;The new state-of-the-art albumin manufacturing plant has the latest eco-efficiency technologies to conserve energy and water, and was 100% designed by BIM (Building Information Modelling) technology, enabling optimisation of resources.&nbsp;&nbsp;</p>
<p><strong>Stewart Construction delivered&nbsp;the entire works comprising of the CSA, Central utilities installation, including full process and 3,520 sq. m &nbsp;cleanroom fitout areas within the facility, to meet the highest Aseptic standard, with and clean classification ranging from ISO 3 to 8.&nbsp;</strong></p>

<p>This 22500m<sup>2</sup> project comprises of the construction of a fully serviced Biopharmaceutical Facility with Automated Storage and Retrieval Systems (ASRS). The project includes for the construction of a new warehouse, distribution, packaging and logistics building along with a 3 storey administration office block and maintenance block, for Grifols Worldwide Operation Ltd.</p>
<p>The Project specifics include a -35C Freezer and +5C Coldroom with ASRS high-bay structural racking (65m long x 35m high x 13.5m wide), for blood plasma product storage, along with plasma screening, stabilisation and research&nbsp; laboratories. Various cleanroom packaging lines and product stabilisation areas, together with the automated retrieval system allow for streamlined product distribution and shipping. This required specialist trades works design and coordination for high specification ASRS, Refrigeration, mechanical, electrical and IT installation, in addition to the specialist finishes to include DM2 and FM2 tolerance floor slabs with dry shake hardening and epoxy finishes.</p>
<p>The works also included site infrastructure, carpark, tank farm and large shipping and receiving areas. This is a FM and FDA approved facility.</p>
<p>BIM Project – models delivered to Level 2 &amp; 4 which relates to live simulations of construction scheduling/phasing.&nbsp; / Health &#8211; Pharma Facility / Campus Environment – Grange Castle – Busy Working Campus – Pfizer/ Cuisine de France etc… / Laboratories/ 3 Storey/ Extensive M&amp;E – See Coldroom / cleanrooms/ research lab detail above.</p>

The proposed works consist of Phase 1 and 2 of the reconstruction of the United Fish Industries, fish processing factory at Corporation, Killybegs. Work comprising of:</p>
<p>Decant of existing plant.</p>
<p>Demolition- Significant demolition work including removing existing ground floor slab &amp; drainage, structure, wall &amp; roof cladding and existing redundant plant, equipment &amp; services. Demolition works carried out in a controlled fashion to protect in situ boilers worth in excess of two million euros. Temporary works design and execution by Stewart.</p>

<p>Stewart Construction have now delivered 22 projects for An Post. Many of these projects were of a similar nature, i.e. extensions to An Post Sorting Offices (Large warehouse Type Buildings), and the others involved refurbishments of existing Retail and Heritage units (C&amp;D Framework), with works being carried out during periods of “Live” operation by An Post. On the Extensions, all building services were taken from the existing building. The refurbishment projects involved full replacement of M&amp;E Services and upgrade of welfare facilities. An Post demand project delivery based upon high quality, a high level of commitment from its’ contractors and completion to a very tight programme. We have recently been awarded a further number of refurbishment contracts as a part of the C&amp;D Framework.</p>

This project involved the construction of food processing plant for the packaging and smoking of pork &amp; cheese product. The building is of structural steel construction with a combination of single skin &amp; composite panel external walls with a Trocal roof. The ground floor area of the building is approx 1800m2 of which 1500m2 is production area and 300m2 administrative. There is a further 600m2 or administration &amp; plant rooms at 1st floor level. The standard of finish required on the production area was very high with all walls being constructed of PVC coated hygiene panels &amp; floor finishes in a 9mm thick high grade epoxy finish draining to stainless steel floor gullies. The mechanical, electrical and refrigeration installation required a high standard of finish and a high level of co-ordination to ensure that all services were installed to meet very strict hygiene regulations. The external works consisted of approx 2500m2 of car parks &amp; service yards as well as in-situ concrete loading ramps and dock levellers.</p>

<p>6050m<sup>2</sup> Single Storey laundry facility (offices- 2 storey) containing a production area sub divided into various specialist wash rooms, clean room and dispatch and storage areas. These areas included a Matt washroom, CRT washroom, Hospitality section, Healthcare washroom section and a Healthcare clean room section with clean room prep area and sterile dispatch area. To meet HSE regulations a clean room environment had to be maintained to avoid cross contamination from other areas of the building.</p>
<p>There is a separate main entrance with adjoining canteen, kitchen, toilets, changing areas with a stairs and lift the first floor offices.</p>
<p>The construction of the laundry facility was carried out in close proximity to live office buildings, residential areas and busy roads.<br />
The site development was complex due to the extensive rock outcrop and underground springs coupled with requirements for deep process pits and under floor ducted services. The presence of water during the excavation process also made to completion of the ground works more difficult. The site was excavated fully (14000 cubic metres approx.) to remove poor material and filled to reduced levels with lean mix concrete to allow formation of pad foundations for the steel frame.</p>
<p>JSL also completed a refurbishment works contract (€1.5m) in Jan ’08 to April ‘08 following fire damage in Nov ‘07 -demolition &amp; reconstruction of approx. 2000m2 of the overall 6000m2 of the existing operational linen cleaning facility involving a great deal of pre-planning and co-ordination with the client and facility staff as the facility remained in full use on both sides of the fire affected area.</p>
