<p>New build and fit out of a medical device manufacturing and research development facility on a greenfield site in the IDA Business &amp; Technology Park, Parkmore East, Galway.</p>
<p>The development consists of a two storey building, comprising manufacturing floorspace [10,610 sq. m], associated office floorspace [2445 sq. m] and ancillary facilities arranged over ground and first floor levels and one storey utility buildings, including plant roomsAncillary facilities arranged over ground are part of the works and include plant rooms, ESB substation, sprinkler room, external security cabin and other external plant and equipment.</p>
<p>The development also consists of an access road, including a roundabout, providing access from Parkmore Road [via the existing Parkmore East Business Park internal roads), signage, a marshalling yard, surface car and bicycle parking, waste storage, hard and soft landscaping, boundary treatment, piped infrastructure and ducting and all site development and excavation works above and below ground.</p>
<p>The development has a total gross internal floor area of 13,656 msq which includes utility buildings of 61 msq.<br />
Achieved an air tightness result of 1.96</p>

<p>Connolly Vaults Redevelopment Works Fit out of 1,400m2 of Connolly Vaults to provide office space and occupational health facilities within the existing building structure.</p>
<p>The development relates to the use of an existing unit as a Medical Centre by Irish Rail for their employees. The unit is within an existing building known as Connolly Vaults which is a protected structure. The unit was unoccupied and was formerly is use as a pub/bar facility. The unit will be used as a Medical Centre/Doctors Surgery by Irish Rail. Internally the unit contains four Doctors Rooms and associated Nurses Rooms. Other medical related rooms are an ECG and Eye Room and Hearing Rooms. Staff facilities include offices, a meeting room and kitchen/canteen.</p>
<p>The unit is also accessed from the enclosed walkway linking Amiens Street and Harbourmaster Place. This was formerly an entrance/exit route from the unit and is being retained as an exit route.</p>

<p>Construction of a one storey extension at the south end of the multistorey hospital building adjacent the radiology department, with a large enclosed plant room on the roof, to house the MRI suite and an extension to the ED department, ground floor area of 616sqm.</p>
<p>The work s generally consists of site clearance, some demoliton including the existing ambulance base, connections and reconfiguration locally to the existing hospital, infrastructure upgrades and improvements, new extension and all associated drainage, utitlities works, external works and landscaping, mechanical and electrical works and construction of an RF enclosure for the MRI machine.</p>
<p>Structural work to the existing east stairs is required and a temporary stairs is required while the ground floor and final exit of this stairs is not available to the hospital and that phasing of works and handover of the temporary stairs must occur before works affecting the safe exit from the existing stairs is affected.</p>
<p>The campus road leading to the staff carpark runs through the site and is to be relocated as part of the works. Additional new carparking is to be constructed in the public carpark on the opposite side of the campus, and a planting strip around the existing staff carpark is to be installed and existing carpark modified to suit.</p>

<p>The newly built albumin purification and bag-filling plant adds more than 18,000 sq m to Grifols’ cutting-edge Grange Castle facilities.&nbsp;</p>
<p>&nbsp;The new state-of-the-art albumin manufacturing plant has the latest eco-efficiency technologies to conserve energy and water, and was 100% designed by BIM (Building Information Modelling) technology, enabling optimisation of resources.&nbsp;&nbsp;</p>
<p><strong>Stewart Construction delivered&nbsp;the entire works comprising of the CSA, Central utilities installation, including full process and 3,520 sq. m &nbsp;cleanroom fitout areas within the facility, to meet the highest Aseptic standard, with and clean classification ranging from ISO 3 to 8.&nbsp;</strong></p>

<p>This 22500m<sup>2</sup> project comprises of the construction of a fully serviced Biopharmaceutical Facility with Automated Storage and Retrieval Systems (ASRS). The project includes for the construction of a new warehouse, distribution, packaging and logistics building along with a 3 storey administration office block and maintenance block, for Grifols Worldwide Operation Ltd.</p>
<p>The Project specifics include a -35C Freezer and +5C Coldroom with ASRS high-bay structural racking (65m long x 35m high x 13.5m wide), for blood plasma product storage, along with plasma screening, stabilisation and research&nbsp; laboratories. Various cleanroom packaging lines and product stabilisation areas, together with the automated retrieval system allow for streamlined product distribution and shipping. This required specialist trades works design and coordination for high specification ASRS, Refrigeration, mechanical, electrical and IT installation, in addition to the specialist finishes to include DM2 and FM2 tolerance floor slabs with dry shake hardening and epoxy finishes.</p>
<p>The works also included site infrastructure, carpark, tank farm and large shipping and receiving areas. This is a FM and FDA approved facility.</p>
<p>BIM Project – models delivered to Level 2 &amp; 4 which relates to live simulations of construction scheduling/phasing.&nbsp; / Health &#8211; Pharma Facility / Campus Environment – Grange Castle – Busy Working Campus – Pfizer/ Cuisine de France etc… / Laboratories/ 3 Storey/ Extensive M&amp;E – See Coldroom / cleanrooms/ research lab detail above.</p>

<p>Works within the confined site were divided into 2 phases.</p>
<p>Phase 2 Extension of the Education and Research Centre was located on the live campus of Beaumont Hospital in Dublin 9. The project incorporated a new student concourse at ground floor to link the existing building, with the new facility. The new facilities&nbsp; include a series of large flexible multi-functional tutorial rooms on the ground floor, open plan faculty offices and meeting spaces on the first floor and laboratory and research facilities, including write up space, on the second floor. The building is linked vertically with a feature stairs under a large atrium.</p>

<p>The refurbishment and fit out included the phased re-organisation of four acute ward units within the live hospital building. The project was completed to a very high level to complement the existing hospital surroundings and to reflect the Beacon’s quality brand.</p>
