<p class="x_MsoNormal">The development will consist of the refurbishment and change of use of the existing Telephone House, (a 9 storey building above basement), at Marlborough Street, Dublin 1, from office use to an aparthotel.</p>
<p class="x_MsoNormal">The development includes revisions to and refurbishment of the elevations, including new façade treatment to Telephone House, an extension to the existing eighth floor, a proposed setback ninth floor level (a maximum height of ten storeys) and an extension from ground to seventh floor level to the rear of the existing building.&nbsp;</p>
<p class="x_MsoNormal">The aparthotel will accommodate a total of 290 no. bedrooms/suites.</p>
<p class="x_MsoNormal">The development includes associated facilities including a gym, cycle store, staff facilities, storage rooms plant and back of house areas at basement level and lobby/lounge, dining room, a café/restaurant unit at ground floor level.</p>

<p>Delivered on a design and build basis, this project involved the construction of a new 6 storey, 175 bedroom hotel overlooking the Grand Canal in the Portobello area on the south side of Dublin City, within 5 minutes walk of Camden Street and Iveagh Gardens. The project included the demolition of the existing Portobello Harbour House building and a light industrial warehouse.</p>
<p>The NYX Hotel, a brand coming for the first time to Ireland, is owned by Leonardo Hotels (formerly Jurys Inn).</p>

The Ground Lobby is fitted out to an inviting comfortable internal finish with a contemporary open-plan style, all befitting a modern 4-star hotel standard.</p>
<p>Works were undertaken on a design and build basis, collaborating with an extensive design team and specialist design-led supply chain.</p>

<p>The former Central Bank building was designed by award winning architect Sam Stephenson and opened in the late 1970’s to mixed reviews, it’s distinctive design has become one of Dublin city’s most striking buildings. Situated on a public plaza bound by Dame Street, Fownes Street Upper and Cope Street, the freestanding multi-bay 7 floor suspended tower over 2 level basement structure, is set back from Dame Street to the north of the plaza.</p>
<p>This iconic landmark project was undertaken on a Construction Management basis by Stewart Construction and achieved <strong>LEED Gold</strong> certification on completion. The building’s exterior remained largely preserved. Works included the refurbishment of the 7 stories of offices contained in the Tower Building and all enabling works required, the refurbishment and upgrade of the existing entrance foyer of the Tower Building, the provision of 2 new car park lift cores, reconfiguration of existing basement -2 level to include additional car parking spaces and secure storage for bicycles.</p>
<p>The top-most level of the Tower, the crowning glory of Central Plaza, was re-imagined as a glass-roofed, split level hospitality space incorporating a 360° viewing terrace around the entire perimeter of the building, with a breath-taking view of Dublin’s city scape.</p>
<p>The façade restoration included replacement of all existing glazing, cleaning to existing granite cladding and full upgrade, refurbishment, and over-cladding of the Macalloy structural suspension system.&nbsp;</p>
<p>In addition, and a major focal point of Central Plaza, a new plaza area was created with units for retail, cafes and restaurants at terrace, plaza and sub-plaza level, including a new glazed twin-lift core and reconfigure feature staircases.</p>
<p>Included in the overall development was works to the existing Annex and ‘Commercial Buildings’.</p>
<p>This is the second project Stewart Construction has undertaken in conjunction with Hines, a major player in global real estate investment.</p>
<p><strong>The sustainable adaptive reuse of this iconic city centre building resulted in a significant reduction in carbon emissions. Retaining the original structure and façade of the building resulted in a saving of 10,000 tonnes of carbon on this LEED Gold Building.</strong></p>

In addition, a large landscaped urban realm provides natural outdoor meeting spaces, while giving a sense of place in the middle of a busy international business hub and significantly enhances the DAC “green” campus.</p>

<p>The project saw an existing 5 storey building expanded to include an additional 5154m2.&nbsp; This involved expanding the floorplates of the existing top two floors and adding an additional 6th floor to the building<em>. </em>The existing building was occupied by multiple tenants who remained in place during the works.</p>
<p>This landmark project was the first undertaken in Ireland by Hines, a major player in global real estate investment.</p>

This project involved the construction of a new office block consisting of ground, first and second floors with a total gross internal floor area (GIFA) of 57,986 sq.ft.&nbsp;&nbsp;&nbsp; Ground floor consists of main reception, canteen, meeting rooms, office space, ground floor gym and associated changing rooms all surrounding an atrium. Category A fit-out to second floor with a nett internal area of 16,281 sq.ft. Category B fit-out to first floor area of 13,762 sq.ft. The project achieved LEED Gold Standard</p>
