Bishop’s Square Contract awarded to Stewart Construction

Stewart Construction are delighted to announce our appointment as design and build contractor for the €9m extension of the prestigious Bishop’s Square Office Development in Dublin city centre. This landmark project will be the first undertaken in Ireland by Hines, a major player in global real estate investment.

Bishop’s Square is a 5 storey office block with a floor area of 22,050m2 on Kevin Street. Constructed approximately 12 years, the property was recently acquired by Hines Ireland. The building is a Grade A office space and is fully let by long term tenants including OPW, News Corp and Tourism Ireland.

The project involves the creation of an additional 3,154m2 office space, by expanding the floorplates on the existing top two floors and adding a new 6th floor. Construction works will be undertaken in a live fully occupied, office environment which will require careful planning and phasing of the works and extensive Client Liaison. In addition the project comprises upgrade to Mechanical and Electrical services and Landlord areas with certain tenant floors brought to a Category A standard.

Commenting on the award, Stewart Construction Regional Manager, Roy Pickford, stated that Bishop’s Square presents a challenging but exciting venture. “Detailed planning will be required from early design stage to overcome the project constraints associated with working on a live, fully occupied, high-end, city centre office development. We have carefully selected our project team to meet these challenges led by Project Manager Ryan Lavery. Ryan will oversee the design and construct phase, ensuring at all stages that planned disruption to existing tenants is minimised.”

Design development works commenced in February with site start date scheduled for beginning of March 2017. Works will be completed and handed over to Hines by Christmas 2017.
