Design & Build contract for Large Commercial Development
Comprising Offices & Retail Space & 2 Storey Basement Car Park. The height of the building and the structural and architectural design of the building has allowed for future expansion in the form of placing a further floor between the ground and 1st floor and 12apts above the existing roof. All regulations with regard to fire, access etc. were addressed to ensure all parts of the existing structure would comply should the client seek to expand in the future. i.e staircores etc. were sized accordingly. The total value of the project is €3.8m.Site conditions were not easy as the buildings proximity to the site boundary and the depth of the dig for the 2 storey basement lead to very limited storage space and access around the building. It also lead to large amounts of temporary works to ensure the safety of all and the speedy success of the project. Tower and mobile cranes were also used to overcome the tight site conditions.The issues stated above made it incumbent upon all parties to work together in a problem solving manner, both prior to arrival on site and during the build period. The project was completed to a high standard in approx. 11 months
