			<content:encoded><![CDATA[<p>This project is a  result of a competition to design and build new offices for local and national  government in Tipperary Town, which was won by STEWART.</p>
<p>The scheme is located  in a green field site located at the edge of the town.</p>
<p>The offices are  designed as public buildings in a new public space anchored by existing mature  beech trees and enclosed by stone walls, which share a palette of form, scale,  fenestration and materials.  They are clearly seen to enclose separate functions  with the council chamber clearly expressed to give prominence to the seat of  local government.</p>
<p>The new civic space  extends across the public road to strengthen pedestrian links to the town  centre.  The landscape is designed to create semi private garden spaces to the  offices and utilise landscape features and ponds to control storm water, and  improve biodiversity. Carparking is located to the rear of both buildings in  landscaped secure area, enclosed by rebuilt stone walls.</p>
<p>Each building is  entered into a full height atrium to provide ease of movement and orientation.  Office spaces are relatively narrow to ensure a comfortable, natural lit and  ventilated work environment. The structure is highly insulated with ceiling  soffits exposed to provide high thermal mass to moderate the internal  conditions. Vertical air shafts are provided in both buildings to allow future  provision of assisted ventilation to future proof against climate change. Most  offices spaces have east and west aspects with solar louvre protection provided  to south elevations.</p>
<p>The energy demands of  the buildings have a BER of B1/A3.</p>

<p>Stewarts has quickly recognized the need for environmental change within the built environment and has been at the forefront of this change. Sustainable building projects are very much a part of the Stewart portfolio, which includes delivering the 1st Second Level School in Ireland to be built to Airtight Standards in 2006, and also in delivering the country’s 1st publicly funded BREEAM EXCELLENT Office Block to be procured under a Design &#038; Build Basis in 2010. Stewarts is currently aiming for LEED GOLD Accreditation for another Design &#038; Build Office Block Project, which is being delivered utilising the Building Information Modelling (BIM) Process. </p>
<p>This experience and company policy objectives puts Stewarts at the forefront of environmental change within the Construction industry</p>

<p>Following on from Stewart success in the Chartered Institute of Building – Construction Manager of the Year 2011 Awards earlier this year fourth generation construction company, Stewart, accepted the award for Sustainable Construction at the CMG Building and Design Awards 2011 presented by well known Broadcaster Ivan Yates at a glittering gala evening in the Four Seasons, Ballsbridge on Friday night, December 2nd.</p>
<p>The company’s commitment to a sustainable environment was demonstrated through its’ proactive environmental policy, leading the way in delivering buildings to benchmark Standards, such as BREEAM and LEED on prestigious projects such as OPW Decentralised Property Registration Authority Offices in Roscommon, the first Design &#038; Build Public Building in Ireland to be classified ‘EXCELLENT’ under BREEAM sustainability standards and the on-going Tipperary Civic Plaza Campus which comprises new offices for both the Department of Justice and Equality and Tipperary Town Council. Upon completion of Tipperary Civic Plaza Campus Stewart will be the first contractor in Ireland to have projects certified under both international sustainability standards.</p>
<p>Stewart was also shortlisted in 2 other categories, “ Contractor of the Year” and “Retrofit Project of the Year”  for “The Street” Project at GMIT Galway Campus. </p>

<p>Hundreds of local people who help to make Kilkenny a nicer place to live in and visit were honoured at the annual Keep Kilkenny Beautiful Awards presentation in Hotel Kilkenny.</p>
<p>Several special awards were presented on the night, including The Environmental award which went to the recently completed Aldi on the Waterford Road built by Stewart. </p>
<p>Also nominated for this award were Butler House (garden), Kilkenny County Council (Circular Road), and Kilkenny Courthouse.</p>

			<content:encoded><![CDATA[<p>A year on from the turning of the sod on the new Tipperary Town Council Civic Offices (right) and the Irish Naturalisation and Immigration Services Offices the progress that is being made is evident to everybody in the town.  The decentralisation offices will accommodate 188 staff and the new civic offices will be occupied by up to forty staff.  The buildings were due to be completed in May next year but it is understood that the buildings will be ready for occupation by late March / early April.</p>
